As you walk through your lighted rooms (preferably day light) see if the new coat has light spots showing the precious paint. This is call "bleeding through". This means that there's only one coat of paint or the paint was diluted or the trasition of colors were from light to dark (or the other way around) and primer was not use or the painter is inexperienced.


Interior house painting costs are calculated on a few key factors. Nationally, interior house painting projects range from $200 to $2,500. The wide price range indicates how much square footage, paint selection and labor can affect cost. One pro uses a laser to measure each room, subtracting the size of the doors and windows, and then bases the quote on the square footage of the actual surfaces to be painted. Painters may provide you with savings if you opt to paint your entire home rather than just having one room or an accent wall painted. For example, the average house painting cost for an 8x12 room with 8-foot ceilings is roughly $200, when contractor-grade paint is used. Painting ceilings, baseboards and frames can also affect cost. Pros may charge per linear foot to smooth and paint baseboards. In one area pros might charge 50 cents per linear foot to paint baseboards, while pros in another part of the country could charge $1.50 per linear foot for the same task. Painters may charge flat rates for painting door and window frames, with one charging $20-$25 and another $60 per door. Geography and regional costs to do business play a major role in the cost of interior painting. The same painter in a rural region has less to pay in taxes, transportation, insurance and overhead than they would in a major city like New York.
Vinyl siding is one of the more inexpensive siding materials to have repainted, especially with recent innovations in painting materials. Homeowners will first need to vinyl cleaned and repaired, and any clapboards or vinyl sections that have blown off because of climate conditions will need to be replaced. Painting professionals will apply paint quickly and easily over the vinyl siding, much like an interior paint job. The finish, however, may require extensive work and regular maintenance. Expect to pay between $600 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.), with prices likely increasing for the finish. Changing the finish on your siding is not recommended unless it's completely degraded and worn away by the weather conditions.

Don't hesitate to ask all the questions you need to feel comfortable hiring a professional. You can also ask 3-4 professionals to make sure you have the right quote in mind. You must make sure they have a warranty or some kind of paperwork stipulating the quality of their jobs. Insurance is also a #1 priority to consider, as damage can happen in the process of painting.

I'm an architect and my firm routinely specifies interior finishes for projects so I thought I'd contribute a professional's perspective on the issue of how many coats of paint are deemed "acceptable". The fact of the matter is the average consumer usually isn't a paint expert and can't be expected to know about all the factors that impact coverage. That knowledge is considered "means and methods" and in a court of law, the responsibility lies with the painter or general contractor, not the consumer. What the consumer should be concerned about is the final result-does it look good and is it what you expected? The simplest way to communicate this to your painter is to stipule in your written agreement that the number of coats will be "as required to cover". That way all the guess work about what kind of primer, how many coats, how color affects the scope of work, etc., is removed from the consumer's responsibility and resides where it belongs-with the professional. In the contract that's why retention is always a good idea-typically 10% is withheld from payment until the job is completed to the satisfaction of the customer. Of course in return you as the customer have to be reasonable about what constitutes a completed job. Just my $.02.

With painting, like anything else in life, you typically get what you pay for. If the painting contractor you are considering cannot answer these ten questions, proceed at your own risk. I was a painting contractor for many years and never asked for a deposit upfront. A good contractor should have great credit with his suppliers and an even better contract if the deal should go south before the job is done. Get to know your customer and explain how each paint covers so they understand fully before you have to apply 3 or 4 coats. If you didn't bid your job right and the client has already signed the contract then that is on you not the client. Yes I haven had to eat the difference but the client was happy and a return customer for years so I made up for it.
